We're seeking an exceptional Property Manager to oversee our premium rental portfolio in Madinaty, including high-end apartments and Privado compound units. This role is critical to maintaining our 92% occupancy benchmark and delivering 5-star resident experiences across traditional leasing and short-term Airbnb operations.
Key Responsibilities
Portfolio Management
- Manage day-to-day operations for 12+ premium residential units (B1, B7, Privado compound)
- Maintain 90%+ occupancy rates through proactive tenant acquisition and retention
- Conduct property inspections and ensure all units meet Crystal Power's luxury standards
- Oversee lease agreements, renewals, and tenant onboarding processes
Airbnb & Short-Term Rentals
- Manage Airbnb listings including pricing optimization, calendar management, and guest communications
- Coordinate check-ins/check-outs and ensure seamless guest experiences (target: 4.8+ rating)
- Implement dynamic pricing strategies to maximize revenue per available unit
- Respond to guest inquiries within 2 hours and maintain Superhost standards
Maintenance & Vendor Coordination
- Coordinate preventive maintenance schedules and emergency repairs
- Build and manage relationships with contractors, cleaners, and service providers
- Ensure 24-48 hour response time for maintenance requests
- Conduct quarterly property audits and submit detailed reports
Financial Operations
- Collect rent and manage payment schedules (monthly/quarterly)
- Track expenses and maintain accurate financial records per property
- Provide monthly P&L reports with occupancy metrics and maintenance costs
- Support annual budgeting and ROI optimization initiatives
Tenant Relations
- Serve as primary point of contact for tenant inquiries and concerns
- Conduct tenant satisfaction surveys and implement feedback
- Manage tenant move-ins/move-outs with detailed condition reports
- Resolve conflicts professionally and maintain 95%+ satisfaction ratings
Required Qualifications
Must-Have
✅ Own reliable vehicle (frequent site visits across Madinaty required)
✅ Professional appearance and strong interpersonal skills
✅ Location: Must reside in or near Madinaty for rapid response capability
✅ 3+ years of property management or real estate operations experience
✅ Proven track record managing rental properties (traditional + short-term)
✅ Fluency in Arabic and English (written and spoken)
✅ Strong organizational skills with ability to manage multiple properties simultaneously
✅ Proficiency in Excel, property management software, and Airbnb platform
Preferred
- Experience with luxury/premium residential properties
- Airbnb Superhost status or equivalent short-term rental experience
- Knowledge of Egyptian rental laws and regulations
- Basic understanding of maintenance and building systems
- Bachelor's degree in Business, Real Estate, or related field
