Scope:
The General Maintenance Manager at Abu Soma Development Company is responsible for overseeing all maintenance activities across the company’s properties and facilities, ensuring optimal performance, safety, and efficiency of all mechanical, electrical, plumbing, and civil systems. This role manages preventive and corrective maintenance schedules, coordinates with internal departments and external contractors, and ensures compliance with safety standards and operational excellence. The General Maintenance Manager leads a multidisciplinary maintenance team to ensure timely execution of maintenance tasks and the longevity of company assets.
Responsibilities:
· Develop and implement preventive and corrective maintenance plans for all company facilities.
· Oversee mechanical, electrical, plumbing (MEP), civil, and general maintenance operations.
· Ensure timely resolution of maintenance issues and minimize equipment downtime.
· Manage the daily activities of maintenance teams and technical staff.
· Monitor and manage maintenance budgets, costs, and procurement of materials and spare parts.
· Coordinate with the facility director and other departments for maintenance planning and resource allocation.
· Manage external contractors and service providers for specialized maintenance work.
· Ensure compliance with local safety regulations and company HSE standards.
· Implement energy efficiency and cost-reduction initiatives in maintenance operations.
· Monitor asset conditions and recommend upgrades or replacements when necessary.
· Oversee the maintenance of HVAC systems, elevators, fire systems, and critical infrastructure.
· Conduct regular inspections and audits of facility systems and building infrastructure.
· Develop maintenance reporting systems and provide regular performance reports to the Director of Facility.
· Lead emergency response planning related to technical failures and facility disruptions.
· Ensure timely completion of work orders and maintenance requests.
· Review maintenance records, service logs, and equipment history for continuous improvement.
· Stay updated on the latest maintenance technology, tools, and best practices.
· Support the procurement process for service contracts and spare parts in collaboration with the procurement department.
· Train and mentor, the maintenance team, ensuring technical skills development and safety awareness.
· Foster a culture of proactive maintenance, safety, and operational excellence.
Specifications:
Education & Qualifications:
1. Bachelor’s degree in mechanical engineering, Electrical Engineering, Facilities Management, or a related field.
2. Professional certifications in maintenance management (CMM, PMP, or equivalent) are preferred.
3. Strong knowledge of MEP systems, building infrastructure, and maintenance management systems (CMMS).
Experience:
1. Minimum 10–12 years of experience in maintenance management or facilities engineering.
2. Proven experience in managing large-scale facilities and leading maintenance teams.
3. Experience in vendor management, maintenance planning, and asset lifecycle management.
